Nijashree Housing Scheme
The West Bengal government is determined to give housing to all persons in the Lower and Middle Income Groups (LIG and MIG). There is an increasing demand for housing among low and middle-income households. To meet the housing demands of the Lower and Middle-Income Groups, the Housing Department recognized the need to provide affordable housing and chose to implement the “NIJASHREE HOUSING SCHEME”.
Under the WB Nijashree Housing Scheme, the West Bengal government offers 1 BHK with 378 sq. ft carpet area priced at Rs. 7.82 lakh and 2 BHK with 559 sq. ft carpet area priced at Rs. 9.26 lakh. People in the lower income group (LIG) with less than Rs. 15,000 income and the medium income group (MIG) with less than Rs. 30,000 income can now register online for the scheme.
The state government has budgeted Rs. 3000 crore to build residential flats. Initially, LIG/MIG people will get around 5000 units during the following two to three years under the Nijoshree Prokolpo Scheme.
Objectives of the Scheme
The major goal of the Nijashree Housing Scheme is to give housing amenities to West Bengal residents. With the execution of this project, the government would provide flats for those who do not own their own homes, allowing them to live properly.
This initiative will improve the lives of West Bengal’s residents while also making them more independent. West Bengal residents in the LIG category can apply online for a 1 BHK apartment while those in the MIG category can apply for a 2 BHK flat. The citizens will benefit more from this approach.

Benefits and Features of the Nijashree Housing Scheme
Under this program, all citizens in the Lower Income Group (LIG) and Middle Income Group (MIG) will randomly assigned a residence on an ownership basis. The Housing Department will arrange credit-linked subsidies for eligible beneficiaries.
- This program will offer housing units of at least 16 flats and 3 buildings on government properties, local bodies’ lands, and other parastatals.
- The minimum built-up space for a one-bedroom flat will be 35.15 square meters, which will be created for the low-income group.
- The minimum space for a two-bedroom flat will be 50.96 square meters and will be built for the middle-income group.
- Under the system, the flat’s unit cost has established based on the actual construction cost.
- Land costs will not be factored into the unit cost calculation. The freehold land will be viewed as a subsidy for the beneficiary.
- The unit cost of a stand-up build-up area varies according to the location and amount of land available.
- The recipient is not compelled to pay for offside infrastructure, such as roads, boundary barriers, etc.
- The beneficiary will also receive the benefit of a credit link subsidy plan.
Eligibility Criteria for Applying the Scheme
Interested people must review all the qualifying requirements of the scheme before applying.
- Lower Income Group (LIG) requires a monthly family income of ₹15,000 or less.
- The Middle Income Group (MIG) requires a monthly family income of ₹30,000 or less.
- The beneficiary should not have a pucca house/flat in his or her name or in the name of any family member in the state.
- The candidate must live in the same district where the project has conducted.
- An applicant can only apply for one flat for his or her family. Anyone allotted an apartment under the plan is not qualified to apply for the same scheme in another project within their area.

How to Apply for the Nijashree Housing Scheme 2024?
- You can collect the application form from the District Magistrate/Sub-Divisional Officer’s office.
- You can download the form and take a printout of it.
- Fill all the blanks with the appropriate answers, and attach the documents asked for.
- Then, submit all the papers to the branch of the bank from where you collect the application.
